As a Certified Professional Inspector my standard home inspection is an evaluation of the visible interior and exterior structure, system and components. Your report will include my findings of any visible defects I discover in an easy-to-read format. I also provide my recommendations for monitoring, repair or replacement. My job isn’t finished until I have answered any of your concerns and you understand everything in the report.
Radon Testing
Halligan Home Inspections provides Radon Testing as an additional service for your convenience. Radon comes from the natural (radioactive) breakdown of uranium in soil, rock and water and gets into the air you breathe. Radon can be found all over the U.S. and result in a high indoor radon levels. You and your family are most likely to get your greatest exposure at home, where you spend most of your time. Be sure to add Radon Testing to your Home Inspection.
Narrative Same Day Reporting
My home inspection uses state-of-the-art software and your inspection reports are delivered to you the same day as the inspection. The reports are shareable with anyone over the internet and you can create repair or request list to send to the seller or their realtor, sign your agreement and even make secure online payment using our HomeGauge Software.
Your report will contain photo’s and descriptions of the property condition and describes for you all defects found in a clear easy to understand format.
Home Owners Network
Your home inspection includes a One Year subscription to the “Home Owners Network”. This is a great smart phone app for all of your home related questions that you need an expect opinion on. “Ask The Experts” is available to help you with those home projects.
It is a simple app you can use to snap a picture, type in your question and submit. You will then receive an answer from a professional in the field of your question.

Home Maintenance Book
It is always encouraged that you attend the home inspection. If you are unable to attend the whole inspection at least try to make it at the end for any details that may prove helpful with your new ownership.
For those who do attend a copy of InterNACHI’s “Now That You Have Had A Home Inspection” is included. This book Authored by Nick Gromicko (InterNACHI’s founder) is full of useful information on learning how your home works, keeping it maintained and how to save energy.
